Vasari Country Club - Golf Course Improvements

Some of you have been following the progress of the golf course changes through the photos sent in the Vasari Newsletter and the Club website. Others may not even be aware there was a renovation of the course taking place. Rest assured, everyone will be amazed at the result. Many of the landing areas have been widened with the removal of those dreaded palmetto bushes. The slopes are much more gradual down to the water and the areas around the greens increased in size. The bottom line is the golf course is much more player friendly and enjoyable to players of all abilities. To schedule a personal tour of the “new” course with one of the golf course staff, call the pro shop today. The opening is scheduled toward the end of this year.

2010-The best year ever for MLS sales in Vasari Country Club!!!

THE MARKET:
In early October, we hit 50 closed sales in Vasari. We are on pace for 67 closed sales during 2010. Our previous best year for MLS results was 46 closed in 2008, followed by 39 closed in 2009, 30 closed in 2007.

There has also been a reduction in the average number listed for sale through the MLS. The average number of properties on the market was 114 in 2007, jumped to 176 in 2008, 118 in 2009 and the average for 2010 has been just 62.

Prior to 2009 our MLS did not identify distressed sale properties. During 2009 there were 4 foreclosed and 12 short sale homes that were successfully closed for a total of 16 distressed properties. During 2010 to date, we have had 5 foreclosed and 16 short sale properties closed for a total of 21 distressed sales closed. That amounts to 41% of the sales in 2009 and 42% of the sales for 2010 to date. Our current inventory of 68 homes listed includes 3 foreclosed properties and 10 potential short sales for a total of 13 distressed properties on the market or less than 19% of the total active listings.

The current inventory of less than 10% of the homes in the community and the reduction of distressed sales available means we are approaching a balanced market. Values will continue to be affected by the offering and selling prices of distressed properties and appraisals will continue to influence asking prices. However, the market is improving. We believe that the majority of the Vasari market has stabilized and we expect increased values to be the trend for the coming year and beyond.

December home sales increase in Naples, Fort Myers

In Southwest Florida, “Home for Christmas” took on a new meaning last month.

In December, home sales made with the help of a Realtor grew in the Naples and Fort Myers markets, though the median price for those sales continued to fall.

In the Naples area, there were 409 single-family and condominium sales, compared to 285 a year ago, nearly a 44 percent increase, according to a monthly report by the Naples Area Board of Realtors (NABOR). The report reflects sales made through the SunshineMLS, or multiple listing service, in Collier County, excluding Marco Island.

Sales in the Naples area grew for the 11th straight month in December. Single-family home sales alone were up more than 71 percent last month.

Pending sales _ sales that have yet to close _ continued to grow in December in the Naples market. There were 519, up from 259 a year ago. Pending sales for homes priced at less than $300,000 grew 304 percent last month to 384, up from 95 a year ago. Home inventories are shrinking in both markets.

In December, there were 10,326 single-family homes for sale in the Fort Myers area through the MLS. That’s less than a nine-month supply, down from nearly a two-year supply a year ago.
In the Naples area, there were 10,851 homes listed for sale in December, down from 11,456 a year ago.

“Over the past 12 months, 5.3 percent of the available inventory has depleted, indicating that the properties that are priced right are being picked off,” said JP Antonmattei, NABOR’s president-elect with Amerivest Realty in Naples. “Inventory is not building up exponentially.”

Home sales increase again in Naples

The buyers are still out in Naples.

In September, home sales activity increased again for local Realtors.

Pending sales — sales that have yet to close — grew 106 percent, while overall home sales grew 50 percent, according to a monthly report by the Naples Area Board of Realtors.

The report shows sales made through the SunshineMLS, or multiple listing service, in Collier County, excluding Marco Island. There were 361 total sales in September, up from 240 a year ago. Meanwhile, pending sales grew to 481, from 234 last year.

Pending sales are up in all six geographic areas that NABOR tracks, from Naples Beach to Immokalee. The biggest jump was seen in Central Naples, where they grew nearly 244 percent to 110, up from 32 last year.

The highest number of sales was in North Naples — at 104.

Pending sales have been up the last eight months over last year, according to NABOR’s report. Sales have been up for nearly that long.

There were 92 sales made in the $500,000 to more than $2 million categories, up from 75 a year ago.
